To avoid delays at settlement, the property you’re buying must meet QLD smoke alarm laws.
In Queensland, all homes sold must have photoelectric, interconnected smoke alarms compliant with Australian Standard 3786:2014. These alarms must be installed in every bedroom, hallway and on each level.
The seller must ensure the property complies with QLD’s smoke alarm laws before the contract settles. The seller is required to confirm this compliance by declaring it on the Form 24 (Part C), which is lodged with the Land Title Office at settlement.
If the smoke alarms are not compliant at the time of sale, the seller may be in breach of legislation, and the buyer could be at risk of delays, legal issues, or unexpected upgrade costs after moving in. As a buyer, it’s in your interest to confirm everything is in place before settlement.
