Queensland Smoke Alarm Legislation:
Selling a Residential Property? Make Sure It’s Legally Compliant

Under Queensland Smoke Alarm legislation, homes sold after 1 January 2022 must meet strict smoke alarm requirements.
If your property doesn’t comply, you risk:
- Delays in settlement
- A 0.15% non-compliance deduction from your sale price
- To meet the current laws, your property must have:
- Photoelectric smoke alarms (AS 3786–2014)
- Interconnected alarms — if one sounds, they all sound
- Alarms less than 10 years old
- Alarms installed in every bedroom
- Alarms in hallways or the most likely escape path
